OakZERO Tiny Super Solutions: SMSF-Compatible Property Product

This brochure provides general information about the OakZERO property product offered by Australian Wealth Advisory Pty Ltd (AWA). It is intended for educational and strategic purposes only and does not constitute financial product advice.

AWA does not hold an Australian Financial Services Licence (AFSL) and does not provide financial advice, SMSF advice, or recommendations regarding the establishment, structure, or investment strategy of any self-managed superannuation fund (SMSF).

OakZERO is a property product that may be compatible with SMSF investment strategies, subject to trustee discretion and professional advice. It is designed to meet commercial standards and is managed under formal lease agreements by AWA.

OakZERO builds are:

• Leased under commercial terms
• Tenanted and maintained by AWA
• Not available for personal use
• Identified by unique serial numbers
• Structured to provide fixed returns of $321 per week for 3 years (subject to tenancy and delivery)

AWA does not:

• Recommend or advise on the use of SMSFs to invest in OakZERO
• Assist with SMSF setup, rollover, or investment decisions
• Provide personal financial advice or assess suitability
• Guarantee compliance with SMSF laws or tax outcomes

Any decision to invest in OakZERO using an SMSF must be made by the trustee in consultation with a licensed financial advisor or SMSF specialist.
